Stack of Cash

All The Money You Will Ever Need ‘IS’ Available

One of the biggest misconceptions in real estate investing is that you need a lot of cash and excellent credit to build wealth.

Investors find profitable deals every day, only to walk away because they don’t have enough money to close. I call this a Phantom Loss—wealth you never receive because you believed you didn’t have the resources to pursue the opportunity.

The truth is:

“The capital is readily available and waiting for anyone who knows the combination to retrieve it.”

Why Traditional Funding Can Hold You Back

Most investors turn to three familiar sources: banks, personal savings, and credit cards.

Traditional lenders can be too slow for fast-moving investment opportunities. Personal savings eventually run out. Credit cards can carry high interest rates and put your personal credit at risk.

If every deal depends on your own cash and credit, you become the bottleneck of your business.

I learned this lesson with one of my students, Harry Dieter. After selling his company, Harry had millions available and initially believed he didn’t need my Money training.

Six months later, he came back.

Why?

I had taught him how to find more deals than he had money to fund.

That’s what happens when you become good at Mining opportunities.

Money Follows the Deal

Successful investors learn to stop thinking only like borrowers and start thinking like Money Managers.

That means understanding how to build a Private Capital System and responsibly leverage outside capital rather than depending entirely on your personal resources.

Three important concepts are:

  • OPM (Other People’s Money): Using outside capital to help fund investment opportunities.

  • Asset-Based Lending: Focusing more heavily on the property and the strength of the deal rather than solely on personal credit.

  • Velocity of Capital: Moving capital efficiently from one investment opportunity to the next.

The goal is to build your funding Lifeline before you need it.

Stop Paying the Learning Tax

You can learn how to raise and structure capital through trial and error—but mistakes and missed opportunities have a cost.

That is the Learning Tax.

And every profitable opportunity you miss while figuring things out can become another Phantom Loss.

The Money M of my 5-M Framework is designed to help investors understand how capital works so that a lack of personal cash doesn’t automatically end a promising opportunity.

You don’t need to spend your career as a Professional Applicant, constantly waiting for a bank to say yes.
